What are some alternatives to enterprise asset management software?

Short answer

If an enterprise asset management (EAM) suite such as IBM Maximo, SAP EAM or Infor EAM is more than you need, the usual alternatives are a CMMS, a lighter asset management tool, or a well-kept spreadsheet. FindThings IQ sits between them: an asset register with documents and renewal reminders on every plan, and maintenance, inspections, depreciation, an API and webhooks on Office Premium ($149.00 / month), with no implementation project.

When an EAM suite is the right choice

Be honest about this first. An EAM suite is usually worth it when you have:

  • Very large asset counts across many sites with deep location hierarchies.
  • Work management that must write back into an ERP's purchasing and finance modules.
  • Reliability programs built on sensor data, condition monitoring or predictive maintenance.
  • A dedicated team to configure, integrate and run the system.

When a lighter tool is enough

  • You manage hundreds or a few thousand assets, not hundreds of thousands.
  • You need planned maintenance, work orders and inspections, but not a configurable workflow engine.
  • Your biggest risks are lapsed warranties, certificates and insurance, and lost knowledge when people leave.
  • You want to be live in days, with the people you already have.

What FindThings IQ offers instead

  • One record per asset with location, value, documents and service dates, for equipment and paper files.
  • Office Premium: planned maintenance, work orders, inspections, spare parts and purchasing, offline field work.
  • Straight-line and MACRS depreciation, Cost-to-Keep and a keep-or-replace view.
  • A read-only REST API, signed webhooks and a depreciation journal file for your accounting system.
  • Role-based access, a tamper-evident activity log, legal hold and required two-factor sign-in.
  • Single sign-on and SCIM provisioning on the Enterprise plan.

A good fit for

  • Mid-size organizations that priced an EAM suite and found it too large.
  • Teams that need maintenance plus documents, renewals and asset value without a rollout project.

Not a fit for

  • IT asset discovery or device management: there is no network scanning, agent or MDM.
  • GPS or telematics tracking of vehicles and moving equipment.
  • Certified audits or compliance attestation (OSHA, EPA, ISO, HIPAA): FindThings keeps the records, it does not certify them.
  • A contractual uptime SLA: availability is best effort.
  • Replacing an ERP or accounting system: financial output is depreciation, Cost-to-Keep and a depreciation journal file.
  • Predictive maintenance from sensors or IoT: meter readings are entered by people, not streamed.

Frequently asked questions

Can FindThings IQ connect to our ERP?
Partly. There is a read-only REST API, signed webhooks when work orders close or assets are disposed of, and a depreciation journal file. It does not write back into an ERP.
How many assets can it handle?
Office covers up to 5,000 assets per site and Office Premium up to 10,000; larger limits can be raised for a site. Several sites can sit under one organization.
Does it support single sign-on?
Yes, on the Enterprise plan: Microsoft Entra ID and Google Workspace sign-in with SCIM provisioning.
Is there an uptime guarantee?
No. Availability is best effort, with no contractual SLA. If you need one, an EAM vendor with an SLA is the better choice.
